What’s the difference between LEED Silver and LEED Gold certification? Well, LEED Silver is only 50 points, and for Gold you need 60 points, so the difference is 10 points, right? Ah, the simplicity of it. But it’s not really 10 points, is it? In fact, the first 9 points really don’t matter all that much either – it is really only that last point that matters. 1 little point. Have you ever heard anyone say, wow LEED Silver AND 49 points – that’s great! Or do you just hear – oh, you’re not Gold, you’re Silver.
Probably more that latter than the former. I could be wrong, but the circles I’ve run in just tend to care about the level of certification, which is also all the contractual obligations care about, and that really comes down to 1 point. Are you at 49 points, 59, even 79? Good for you, but most people won’t care unless you get that 1 point to bump it up a LEED threshold.
That’s how important 1 point is – much more than the 9 that come before it. Make sure not to screw it up.
